Mumbai, Aug 6 (NationPress) Sales of luxury homes in the Delhi-NCR region have surged by 9 percent during the first half of 2025 (H1 2025) compared to the same timeframe last year (H1 2024), according to a report released on Wednesday.
Data from global professional services firm JLL indicates that 5,168 luxury residences priced at Rs 5 crore and above were transacted from January to June this year, marking an increase from 4,763 units sold in H1 2024.
The Delhi-NCR region now represents 65 percent of all luxury housing transactions across India’s seven major cities.
The proportion of luxury homes in total sales within the area has also witnessed a substantial increase—from 12 percent in H1 2023 to 19 percent in H1 2024, and now reaching 27 percent in H1 2025.
This growth is propelled by increasing incomes, a heightened demand for premium amenities, and an aspirational lifestyle among buyers, as reported.
Gurugram has emerged as the predominant player, accounting for 91 percent of all luxury home sales within the NCR.
Key locations like The Southern Peripheral Road (SPR) and Dwarka Expressway have become hot spots, together making up 61 percent of luxury sales in Gurugram.
SPR alone contributed 39 percent of these sales. The recent completion of the Dwarka Expressway has significantly boosted demand in both corridors, driving property prices up and attracting buyers to high-end projects.
“Gurugram has established itself as the hub of luxury real estate in India, contributing an impressive 91 percent of luxury residential sales in the Delhi NCR and helping the region secure 65 percent of luxury sales nationwide,” stated Manish Aggarwal, Senior Managing Director (North & East) India, JLL.
Since 2020, approximately 22,000 luxury units have been launched in Delhi-NCR, with Gurugram accounting for a staggering 89 percent of these launches.
Well-established locations like Golf Course Road continue to attract steady interest, despite their limited availability.
Experts anticipate that infrastructure developments such as the forthcoming Gurugram Metro line will further enhance the allure of emerging luxury areas.
“Developers maintain a strong belief in Delhi NCR’s expansive market capacity to absorb these products, especially with the upcoming festive season and a favorable inflationary climate in the country,” commented Dr. Samantak Das, Chief Economist and Head of Research and REIS, India, JLL.
