MHADA Launches Ambitious Motilal Nagar Redevelopment Plan Targeting 7-Year Completion

New Delhi, April 17 (NationPress) The Maharashtra Housing and Area Development Authority (MHADA) has officially announced the master plan for the transformation of Motilal Nagar 1, 2, and 3 located in Goregaon West. This initiative marks a significant achievement in what is recognized as the largest urban redevelopment project in India.
Covering an area of roughly 143 acres in Mumbai's suburban landscape, the redevelopment will be implemented via the Construction and Development Agency (C&DA) framework, with the Adani Group chosen as the executing agency after a competitive bidding process. MHADA aims to finalize the redevelopment within seven years following the issuance of the occupation certificate.
Speaking to the media, Sanjeev Jaiswal, Vice President and Chief Executive Officer of MHADA, described the project as a “historic advancement” in MHADA’s mission, highlighting the state government's dedication to providing planned and quality housing.
“The redevelopment intends to revitalize the long-established colony into a contemporary, sustainable township featuring top-tier amenities,” he stated.
As part of the plan, residential beneficiaries eligible for rehabilitation will receive modern homes of 1,600 sq ft, whereas commercial occupants will be provided with units of 300 sq ft each.
Additionally, approximately 1,600 slum dwellers will be accommodated under SRA provisions, receiving units measuring 300 sq ft. Moreover, MHADA will create a substantial housing stock as part of this initiative.
This redevelopment project is designed with a “15-minute city” concept in mind, ensuring that vital services such as schools, healthcare, markets, and recreational facilities are conveniently located within a short distance.
The master plan also incorporates around 15 acres of green spaces, a crucial enhancement for a city known for its scarcity of open areas.
Modern infrastructural elements such as underground parking, sewage treatment facilities, rainwater harvesting systems, smart security solutions, and effective fire safety measures will be integrated. The initiative also seeks to resolve persistent issues like waterlogging in low-lying areas through enhanced drainage systems and upgraded road networks.
Jaiswal emphasized that this redevelopment will not only facilitate improved housing but also significantly elevate the quality of life by fostering an integrated township that embodies the “Live, Work, and Play” ethos.
