New Delhi, Sep 25 (NationPress) The property landscape in Pune has experienced a 13 percent increase in registrations from January to August this year compared to the same timeframe last year, marking the city’s strongest performance in the past four years, according to a recent report released on Thursday.
During this period, stamp duty collections also saw a 15 percent year-on-year (YoY) increase, indicating a consistent demand in the housing market, even with a slight decline in sales during August, the report by Knight Frank India stated.
In August alone, Pune witnessed 13,253 property transactions, reflecting a 3 percent decrease YoY, which generated Rs 485 crore in stamp duty revenue, as per the report.
Affordable housing was a significant contributor to the property transactions in August, with homes priced below Rs 25 lakh accounting for 30 percent of registrations.
A total of 3,975 units were registered within this price range, showcasing a 17 percent YoY increase compared to the same period last year.
Additionally, demand for luxury homes surged, with properties priced over Rs 1 crore rising to 16 percent of sales from 15 percent last year, according to the report.
Meanwhile, homes priced at or below Rs 1 crore still dominated the market, though their share eased slightly from 85 percent to 84 percent over the same period.
Pune's property market did experience a moderation in both registrations and revenues compared to the previous year; however, the overall demand momentum remains strong, stated Shishir Baijal, Chairman & Managing Director of Knight Frank India.
He emphasized that the resilience shown in year-to-date volumes and revenues highlights the sustained demand in Pune’s housing market, despite fluctuating market conditions.
The demand for larger apartments over 800 square feet increased by 1 percent, now comprising 33 percent of sales, while smaller units under 500 sq. ft rose by 5 percent to 27 percent.
In August, Central Pune accounted for 68 percent of transactions, marking a slight decrease from the previous year.
