Indian real estate PE inflows hit $1.3 billion in Q3 2026, down 33% QoQ
Synopsis
Key Takeaways
Private equity (PE) inflows into Indian real estate reached $1.3 billion in Q3 2026, marking a 33 per cent decline quarter-on-quarter, as investors adopted a cautious stance amid persistent geopolitical and macroeconomic headwinds, according to a report by Savills India released on 16 October 2026. Despite the quarterly dip, year-to-date inflows tell a more resilient story.
Year-to-Date Picture Remains Positive
Excluding $167 million in asset acquisitions by REITs or InvITs during the quarter, cumulative PE inflows from January to September 2026 reached $4.5 billion — a 16 per cent rise over the same period in 2025. This suggests the quarterly moderation reflects near-term caution rather than a structural retreat from Indian real estate.
Hospitality Leads, Logistics Makes a Comeback
The hospitality segment emerged as the top recipient of PE capital in Q3 2026, capturing 26 per cent of total inflows, bolstered by rising domestic consumption and sustained investor interest in travel infrastructure. Industrial and logistics made a notable comeback after a brief pause, claiming the second-largest share at 22 per cent, driven by strong demand from e-commerce, manufacturing, and supply-chain expansion. The residential segment followed with a 15 per cent share.
Office and Data Centres Step Back
Office and data centre investments, which had dominated PE activity in prior quarters, receded in Q3 — accounting for 14 per cent and 8 per cent of inflows respectively. Analysts note this rotation may reflect a temporary recalibration rather than diminishing long-term appetite, given India's continued data infrastructure build-out.
What Industry Leaders Are Saying
Sumeet Bhatia, Managing Director, Research & Consulting, Savills India, said: 'Private equity investment in Indian real estate has remained resilient in 2026, with YTD inflows reaching $4.5 billion, despite a more cautious global investment environment. The growing participation of domestic investors is particularly encouraging and reflects the increasing depth of India's real estate market.'
Broader Institutional Deal Activity
A separate report by Grant Thornton Bharat showed that institutional deal activity in India broadened in Q3 2026, with 696 transactions worth $36.9 billion recorded across mergers and acquisitions, private equity, and public markets. Excluding initial public offerings and qualified institutional placements, 608 M&A and PE transactions were recorded worth $23.1 billion, with deal volumes rising 8 per cent quarter-on-quarter even as overall values declined 36 per cent.
With domestic investor participation deepening and hospitality and logistics gaining momentum, the trajectory of PE flows into Indian real estate through Q4 2026 will hinge on how global macro conditions evolve in the months ahead.
