According to a recent report, the combined annual sales have surged from 46,528 units between 2016 and 2019 to 105,332 units during the period from 2022 to the first half of 2025 (H1 2025). This surge showcases a robust economic confidence and a strong demand in both metropolitan regions.
As per the findings, Mumbai has seen a capital appreciation of about 28 percent from 2019 to H1 2025, peaking with a growth rate exceeding 10 percent in 2023. Meanwhile, Pune has reported solid gains of approximately 20 percent, underlining the cities' escalating attractiveness and economic vitality.
The report further indicates that Mumbai and Pune are on the brink of a transformative housing revolution that could reshape homeownership for millions of middle and lower-income families.
In light of rapid market premiumisation, authorities have introduced an ambitious investment plan of Rs 70,000 crore, aiming to construct 3.5 million affordable homes by 2030. New peripheral clusters are emerging as practical alternatives to costly city centres.
“In Maharashtra, premium housing increased from about 43 percent to 59 percent of total launches between 2022 and H1 2025, while affordable housing priced under Rs 5 lakh decreased from around 15 percent to merely 12 percent,” noted Karan Singh Sodi, Senior Managing Director (Mumbai MMR and Gujarat) and Head-Alternatives, India, JLL.
The 'My House, My Right' policy aims to bridge this supply-affordability gap through an estimated investment of Rs 70,000 crore, focusing on 3.5 million EWS/LIG homes by 2030. This initiative emphasizes inclusivity, sustainability, and reliability.
Leveraging AI-driven transparency via the State Housing Information Portal (SHIP), the initiative integrates with government platforms like MahaRERA and PM Gati Shakti.
