Dharavi Redevelopment Initiative: A Decade of Carefree Living with No Financial Strain

This is the commitment of the Dharavi Redevelopment Initiative (DRI) — a program that transcends mere housing to provide a financially secure future for its inhabitants.
The Dharavi Redevelopment Initiative stands out because there will be no financial strain for the residents. The state government has pledged to deliver free housing to qualified Dharavi residents.
Furthermore, the government is dedicated to providing affordable housing options to those who do not qualify, either under the Pradhan Mantri Awas Yojana or through a hire-purchase plan — all aimed at delivering maximum benefits at minimal rates.
To facilitate a seamless transition, residents will not incur electromechanical maintenance fees for the initial ten years. During this time, the developer will manage all maintenance responsibilities. Additionally, the state government plans to allocate 10 percent of the constructed area for commercial purposes, creating a revenue-generating model.
Typically, cooperative societies in India impose a specific service charge on members for communal upkeep. This practice is also observed in MHADA buildings.
For the residents of Dharavi, however, maintenance will effectively become nearly free for life. The first decade includes complimentary maintenance, while revenue from the commercial space can sustain their maintenance expenses in the long term. Moreover, a statutory corpus fund per residence will be deposited by the developer with the appropriate authority.
“This innovative strategy guarantees that Dharavikars not only enjoy improved residences but also a worry-free lifestyle in well-planned, sustainable communities,” stated a Dharavi Redevelopment Initiative/Slum Rehabilitation Authority (DRI-SRA) representative.
Residents will have access to round-the-clock water and electricity, private bathrooms, and kitchens — signifying a remarkable upgrade from their current living conditions. Those who settled prior to 2000 will receive 350 square feet homes, which are 17 percent larger than those provided in other slum rehabilitation efforts.
But the advantages extend beyond that. “The project aims to uplift entire communities, not just Dharavi. Residents who do not qualify for homes within Dharavi will be relocated to additional land parcels throughout the Mumbai Metropolitan Region (MMR). These new townships will introduce schools, hospitals, shopping centers, and other vital amenities, thereby improving the quality of life in neighboring areas,” the DRI-SRA representative emphasized.
The 2022 tender for the Dharavi Redevelopment Initiative addresses the failures of earlier development attempts by prioritizing financial and infrastructural sustainability. The current tender also includes provisions for upper-floor residents, who are often overlooked in slum rehabilitation initiatives.
