Over 8.8 Million Sq Ft of Flex Stock in India's Tier-2 Cities: A New Frontier for Growth

New Delhi, March 19 (NationPress) Currently, Tier-2 cities are home to more than 575 flexible workspaces and approximately 8.8 million sq ft of flexible stock, which accounts for nearly 29 percent of the country's flexible centers and over 9 percent of the total flexible stock across India, according to a recent report.
The analysis from Vestian indicates that Ahmedabad takes the lead among Tier-2 cities, comprising 22.7 percent of the flexible stock.
Following Ahmedabad are Kochi at 10.2 percent, Indore at 10.1 percent, Jaipur with 8.5 percent of Tier-2 flexible stock, and Coimbatore with 8.3 percent share, as the report elaborates.
Lucknow (7.6 percent) and Mangaluru (6.3 percent) also contribute, with other cities making up 13.1 percent of the overall share.
In addition to providing flexible and scalable workspace solutions, these flexible spaces in Tier-2 cities offer cost savings of up to 50 percent compared to major metropolitan areas. The growth is primarily fueled by the IT-ITeS sector, alongside Consulting Services, BFSI, and Engineering & Manufacturing sectors. More than 200 companies have set up over 300 GCC bases in key Tier-2 cities, the report emphasizes.
It was also noted that close to 9 percent of flexible centers in these cities facilitate GCC-led operations, while 16 percent of GCC bases utilize flexible workspaces.
The trend suggests that although GCCs are not the primary demand drivers for flexible spaces, they have become a favored workspace choice for several GCC firms.
“As infrastructure continues to improve and flexible ecosystems evolve, the decentralization of GCCs will become pivotal for the Viksit Bharat 2047 vision,” commented Shrinivas Rao, FRICS, CEO of Vestian.
“The increasing demand for both commercial and residential properties has placed significant pressure on urban capacity in India's cities, leading to Tier-2 cities swiftly emerging as the next growth frontier, allowing businesses to expand while ensuring efficiency and sustainability,” the report concluded.
