New Delhi, Oct 10 (NationPress) In September, residential property registrations in Hyderabad soared to a staggering Rs 4,804 crore, reflecting a remarkable 70% year-on-year (YoY) growth and a 3% increase from the previous month, according to a report released on Friday.
Overall, the city saw a 35% YoY increase in residential registrations, alongside a 1% month-on-month (MoM) rise during the same period.
A report by Knight Frank indicated that registering activity remained robust even with the observance of Shradh or Pitra Paksha, as it coincided with the festive season beginning September 22.
Notably, homes priced above Rs 1 crore witnessed a remarkable 151% YoY increase, demonstrating the growing trend towards premium housing in Hyderabad.
This segment now constitutes 22% of the total registrations.
In terms of value, properties exceeding Rs 1 crore accounted for an impressive 53% of the total transaction value, indicating a sustained demand for high-end residences, as highlighted in the report.
The majority of registered properties in Hyderabad fell within the 1,000 to 2,000 square feet range, making up 67% of all registrations.
Meanwhile, properties larger than 2,000 sq ft represented 15% of total registrations, up from 13% in September 2024.
“The residential market in Hyderabad continues to demonstrate strength and aspiration, maintaining its growth trajectory even during traditionally slow periods like the ‘Shradh’ fortnight. The substantial 35% annual uptick in registrations and a 70% increase in value not only reflect volume growth but also the city’s ongoing transition towards premiumization,” stated Shishir Baijal, Chairman and Managing Director of Knight Frank India.
“Homes exceeding Rs 1 crore now constitute over one-fifth of all registrations and more than half of the transaction value, clearly illustrating evolving buyer preferences for larger, more valuable homes,” he added.
The residential market in Hyderabad encompasses four districts: Hyderabad, Medchal-Malkajgiri, Rangareddy, and Sangareddy.
“At the district level, Rangareddy accounted for 45% of property registrations, followed by Medchal-Malkajgiri at 40%, while the Hyderabad district contributed the remaining 14% of total registrations,” the report concluded.
