India's Real Estate Investment Landscape Thrives in Asia-Pacific: 2025 Insights
Synopsis
Key Takeaways
New Delhi, March 11 (NationPress) India is increasingly solidifying its role as a prominent investment hub in the Asia-Pacific region, demonstrating one of the most remarkable increases in real estate investments among nine primary APAC markets in 2025, according to a report released on Wednesday.
The report by Colliers revealed that total real estate investment volumes across nine significant Asia Pacific markets hit $162 billion in 2025, reflecting an 8% year-on-year growth. The second half of the year showcased heightened activity as buyers and sellers reached an agreement on price expectations.
Notably, both Singapore and India experienced the most substantial year-on-year growth rates at 35% and 29%, respectively, signaling enhanced market fundamentals and broadening investment prospects, the report stated.
While domestic capital plays a pivotal role in investment activities across most APAC markets, India has witnessed a notably higher influx of foreign capital, with international investors contributing to 43% of the $8.5 billion inflow this year, according to Badal Yagnik, CEO and Managing Director of Colliers India.
In terms of sector performance, office assets remained the leading category in Asia Pacific investment activities, bolstered by persistent demand for high-quality, strategically located properties and limited new supply in prime central business districts.
Moreover, retail investments gained traction, experiencing a 15% rise year-on-year, driven by improved asset performance and bolstered consumer sentiment, which renewed investor confidence. Alternative asset classes emerged as the fastest-growing sector, propelled by robust institutional demand.
Looking forward, institutional investments in Indian real estate are anticipated to remain strong through 2026, supported by promising economic growth prospects and sustained demand for high-quality assets.
“However, the influence of global challenges and ongoing trade discussions will continue to be monitored closely,” Yagnik remarked.
Office assets continue to be the preferred choice for institutional investors across many APAC markets, including India.
“This sector dominated real estate investments in five of the nine major APAC markets in 2025, reflecting persistent demand for institutional-grade assets. In India specifically, office investments reached approximately $4.5 billion this year, accounting for more than half of the total institutional inflows,” stated Vimal Nadar, National Director of Research at Colliers India.
