India office leasing hits record 61 mn sq ft in Jan-Sep 2026
Synopsis
Key Takeaways
India's office market posted a historic high of 61.06 million square feet of gross leasing activity in the January–September 2026 period, according to a report released on Monday, 26 October 2026 by global real estate consultancy JLL. The nine-month figure already eclipses several full-year benchmarks, signalling sustained structural demand for Grade-A office space across the country.
Q3 Rebound Powers the Record
Leasing activity rebounded sharply in the third quarter of 2026, reaching 23.17 million square feet after a mid-year slowdown in Q2. Radha Dhir, Chief Executive Officer, India, JLL, attributed the recovery to deferred decisions finally converting into signed agreements. 'Q3 showed what happens when confidence returns to India's office market. Deals that were on hold in Q2 got signed, and occupiers backed their growth plans with firm commitments,' she said.
GCCs Lead the Charge
Global Capability Centres (GCCs) were the defining force behind the surge, leasing 26.2 million sq ft in just nine months — already 84 per cent of the total GCC absorption recorded in all of 2025. GCC leasing rose 30.6 per cent year-over-year, with GCCs accounting for a 42.9 per cent share of total leasing activity in the period. Technology and BFSI companies drove the bulk of GCC expansion, with manufacturing firms following closely. Foreign-headquartered organisations maintained a dominant presence, contributing 57.8 per cent of leasing activity overall.
GCC demand is being sustained by both expansion from existing players and new country entrants across banking, financial services, manufacturing, tech R&D, retail, logistics, infrastructure, and aerospace domains — a breadth that underscores India's evolution as the nerve centre of the global GCC ecosystem.
Bengaluru Dominates; Flex Operators Hit New Peak
Bengaluru retained its position as India's top office market, commanding a 33.4 per cent share of leasing in Q3 2026. Meanwhile, flex operators reached a record 13.83 million sq ft for the nine-month period, reflecting a structural shift in how occupiers are approaching workspace strategy. Domestic occupier activity was led by indigenous flex operators, who captured 52 per cent of total space leased by domestic firms during the same period.
Supply Surge and Vacancy Outlook
The highest quarterly new supply in nearly five years came on-stream in Q3 2026, pushing vacancy marginally higher by 30 basis points quarter-on-quarter to 14.8 per cent. While the uptick in vacancy bears watching, analysts note that the supply pipeline is being largely absorbed by the robust GCC pipeline and expanding flex operators. This is the third consecutive year of record-pacing office absorption for India.
