Investment Pipeline and Big Tech Commitments
The sector's investment pipeline currently stands at approximately $90 billion — roughly six times the $13–15 billion invested between 2020 and 2024. The surge is driven by large-scale commitments from Amazon Web Services, Microsoft, and Google, all of which have announced or expanded India-specific cloud regions in recent years.
The government has separately projected that AI-driven digital infrastructure, including data centres, could catalyse up to $200 billion in investment in the years ahead — a figure that underscores how central data infrastructure has become to India's broader economic strategy.
Power and Water Emerging as Critical Constraints
The rapid scale-up is not without friction. Water and power availability are emerging as critical bottlenecks, with data centre electricity demand projected to climb from around 1 GW today to 13.56 GW by 2031–32. That trajectory will place significant pressure on state grids and renewable energy targets.
States including Gujarat and Maharashtra have responded by introducing dedicated data centre policies aimed at extending growth beyond the traditional metro cluster. Notably, this push into Tier-2 corridors could help distribute grid load while opening new real estate and employment opportunities outside the five dominant hubs.
Data Centres Now a Major Real Estate Asset Class
The sector's financial footprint is expanding beyond technology into institutional investment. Data centres emerged as the second-largest recipient of institutional investments in India's real estate sector, accounting for 40 per cent of Q2 2026 real estate investments, according to a separate report cited by Rubix Data Sciences.
This growing share reflects rising investor appetite for digital infrastructure assets, underpinned by three demand drivers: rapid AI adoption, cloud expansion, and data localisation requirements under evolving Indian data protection regulations. The Rubix report described the data centre industry as 'a key indicator of India's digital and economic momentum,' with implications spanning technology, real estate, power, finance, policy, and sustainability.
With the 6.5 GW target still four years away, the sector's ability to resolve power and water constraints will largely determine whether India can sustain this trajectory and consolidate its position among the world's top data centre markets.
