NLMC puts 459 RINL land plots in Visakhapatnam up for e-auction
Synopsis
Key Takeaways
The National Land Monetisation Corporation (NLMC) has announced an e-auction of 459 land parcels owned by Rashtriya Ispat Nigam Limited (RINL) in Visakhapatnam, Andhra Pradesh, marking one of the largest structured land sales by a Central Public Sector Enterprise on the eastern coast. The auction covers a total area of 93,572.21 square yards, with individual plots ranging from 128.94 square yards to 2,728 square yards, all offered with clear, encumbrance-free government titles.
What Is on Offer
The portfolio comprises 456 residential MIG/LIG plots located in the established urban neighbourhood of HB Colony, Maddilapalem, equipped with complete civic and social infrastructure. Approach roads range from 24 to 60 feet in width, and the plots enjoy direct proximity to National Highway 16 (NH-16).
Additionally, a prime 2,728-square-yard contiguous commercial parcel in Block 2, Auto Nagar, Gajuwaka — situated just 0.5 km from NH-16 — is being offered for commercial and logistics use. Two residential plots in Block 3 are also part of the auction list.
Auction Process and Key Dates
The competitive bidding process will be hosted on the RailTel E-Nivida e-Procurement Platform across two scheduled dates: 12 October and 16 October. Prospective bidders must complete online registration, KYC verification, and submit an Earnest Money Deposit (EMD) of ₹2 lakh per plot through the official portal within prescribed timelines.
Quikr India Pvt. Ltd. (QIPL) has been appointed as the Transaction Consultant to facilitate the auction process, according to a Finance Ministry statement issued on Tuesday, 1 September.
NLMC's Mandate and RINL's Background
NLMC is a 100% Government of India-owned company under the Department of Public Enterprises, Ministry of Finance, established specifically to monetise surplus land and non-core assets held by CPSEs and government agencies through a structured, transparent framework. RINL, the corporate entity of Visakhapatnam Steel Plant, is a Navratna Central Public Sector Enterprise operating under the Ministry of Steel.
Why This Matters
This auction is part of the Centre's broader push to unlock value from idle public assets, channelling proceeds back into the exchequer. Visakhapatnam's strategic position as a major port city and industrial hub lends the plots significant commercial appeal for developers, logistics operators, and individual investors alike. The digitally enabled bidding process is designed to ensure transparency and widen participation beyond traditional real-estate circles.
With bidding set for mid-October, eligible investors, developers, and individual buyers have a narrow window to complete registration and compliance requirements before the auction opens.
