New Delhi, Sep 10 (NationPress) A report indicates that ongoing redevelopment initiatives in the Municipal Corporation of Greater Mumbai (MCGM) area are projected to yield 44,277 new residences valued at Rs 1,305 billion by 2030.

According to Knight Frank India, "These redevelopment projects not only unlock the city’s residential market potential but also redefine Mumbai’s skyline."

The report reveals that since 2020, 910 housing societies have finalized development agreements (DA), facilitating the utilization of nearly 326.8 acres (1.32 million square meters) of land area, adhering to FSI utilization norms and average unit sizes across various regions.

Notably, around 160,000 societies are over 30 years old and qualify for redevelopment.

The Western Suburbs, covering densely populated areas from Bandra to Borivali, are expected to see the addition of 32,354 homes, accounting for 73% of the total new stock from society redevelopment, while South Mumbai will contribute 416 housing units, as highlighted in the report.

Over the next five years, the state government is expected to generate approximately Rs 6,500 crore from the free sales associated with society redevelopment.

Additionally, an estimated Rs 6,525 crore in Goods and Services Tax (GST) will be collected during this same period.

Shishir Baijal, Chairman & Managing Director of Knight Frank India, stated, "The necessity for society redevelopment in Mumbai is both inevitable and crucial, given the city's limited greenfield growth and the ever-increasing demand. This redevelopment is fundamentally altering the dynamics of several micro-markets and remains a vital driver of Mumbai’s urban renewal."

The free sale component from these redevelopments is projected to yield around Rs 7,830 crore in stamp duty and an additional Rs 6,525 crore in GST. However, he cautions that the current market appears overheated and is nearing a critical inflection point.

The report emphasizes the dominance of the suburban market, revealing that between 2020 and H1 2025, the Western Suburbs alone accounted for 633 out of 910 society deals, representing 70% of all agreements signed since 2020. The Central Suburbs added 234 societies, bringing the suburban contribution to nearly 96%. Borivali, Andheri, and Bandra have emerged as the top three redevelopment hotspots, collectively contributing over 139 acres of activity, according to the report.
