Mumbai, Jan 21 (NationPress) According to a report released on Wednesday, the Mumbai Metropolitan Region (MMR) was at the forefront of land transactions in 2025, with a notable total of 32 deals covering over 500 acres. The entire nation recorded 126 land deals during the same period.
ANAROCK Research indicates that while the total number of land transactions was slightly below that of 2024, the overall volume in 2025 surpassed the previous year's figures.
Developers have amassed thousands of acres across vital metropolitan areas and emerging corridors, indicating a resurgence in confidence regarding housing demand, commercial space absorption, and growth driven by infrastructure, as per the report.
Out of the 126 land deals finalized in 2025, 96 transactions covering more than 1,877 acres are earmarked for residential projects in tier 1, 2, and 3 cities.
“The planned developments in the MMR region include residential, commercial, data centers, industrial areas, and plotted projects. Overall, there were no fewer than 126 distinct land deals encompassing over 3,772 acres concluded across the nation in 2025,” stated Anuj Puri, Chairman of ANAROCK Group.
Notably, land acquisitions were not restricted to luxury residential projects—integrated townships, industrial parks, data centers, and mixed-use developments also took center stage in 2025, Puri noted.
The MMR and Bengaluru witnessed the highest number of land transactions in 2025, with Bengaluru recording 27 deals for over 454 acres. Despite skyrocketing land prices in both cities over recent years, developers remain focused on prime assets.
The Delhi-NCR region saw 16 transactions for approximately 137.22 acres, designated for residential, commercial, and mixed-use projects.
City-wise transactions included 4 deals for 39.75 acres in Gurugram, 8 deals for 41.28 acres in Noida, 2 deals for 30.89 acres in Delhi, 1 deal for 12 acres in Greater Noida, and another for 13.3 acres in Ghaziabad, as detailed in the report.
Collectively, tier 2 and 3 cities witnessed at least 16 land deals totaling 2,192.8 acres in 2025.
