Mumbai, July 8 (NationPress) The ongoing land acquisition frenzy by real estate developers has shown no signs of slowing down in the first half of 2025. An ANAROCK report unveiled on Tuesday indicates that over 2,898 acres of land were traded in 76 deals throughout India during H1 2025.
Already, the volume of land transactions in 2025 has reached 1.15 times the total for the entire year of 2024, which recorded about 133 deals covering 2,515 acres.
In the first half of 2025, the total value of land transactions amounted to Rs 30,885 crore, providing a revenue potential of around Rs 1.47 lakh crore and a total development potential exceeding 233 million sq. ft., according to the report.
The report also reveals that of the land deals executed in H1 2025, more than 67 deals involving roughly 991 acres occurred in the top seven cities alone.
The remaining nine deals, accounting for over 1,907 acres, were conducted in tier 2 and 3 cities such as Ahmedabad, Amritsar, Coimbatore, Indore, Mysuru, and Panipat.
Within the top seven cities, the Mumbai Metropolitan Region led the way with 24 land deals covering more than 433 acres. This was followed by Bengaluru with 15 deals for around 182 acres, and Pune with 13 deals for over 214 acres.
Beyond residential real estate, sectors such as commercial, retail, industrial & logistics, and warehousing are also propelling significant land transactions in strategic locations across India.
Out of the total land deals in H1 2025, at least 54 deals covering over 1,200 acres are earmarked for residential projects, which include apartments, villas, plotted developments, and township initiatives.
Additionally, 8 deals for roughly 48.41 acres are targeted for commercial projects, while 6 deals for approximately 1,034 acres are planned for mixed-use developments, according to the report.
Mayank Saksena, MD & CEO - Land Services, ANAROCK Group, stated, "The years following the pandemic, starting from 2021, have witnessed an unyielding wave of land transactions. The magnitude and complexity of these deals, which represent a cumulative development potential of 841 million sq. ft., highlight the evolution of the real estate market and the strategic significance of land as a fundamental resource."
He further noted, "The rise of tier 2 and 3 cities as vital players in the national land transaction landscape is also a significant development."
