The findings from ANAROCK Research indicate that while the number of land transactions was slightly lower than in 2024, the overall volume in 2025 exceeded that of the previous year.
Developers acquired vast areas across major metropolitan cities and developing corridors, signaling a resurgence in confidence regarding housing demand, commercial absorption, and infrastructure-driven growth, as noted in the report.
Out of the 126 land deals finalized in 2025, 96 deals covering more than 1,877 acres are set for residential development across tier 1, 2, and 3 cities.
“The MMR region is poised for various developments, including residential, commercial, data centers, industrial, and plotted developments. In total, at least 126 individual land deals for over 3,772 acres were completed across the nation in 2025,” stated Anuj Puri, Chairman of the ANAROCK Group.
Notably, land purchases were not confined to luxury residential initiatives; the focus also encompassed integrated townships, industrial parks, data centers, and mixed-use developments in 2025, Puri added.
The MMR and Bengaluru were the leaders in land deals for 2025, with Bengaluru recording 27 deals covering over 454 acres. Despite soaring land prices in both cities, developers remained undeterred in targeting prime assets.
The Delhi-NCR region recorded 16 deals for approximately 137.22 acres, designated for residential, commercial, and mixed-use projects.
Specifically, the report noted city-wise transactions: 4 deals for 39.75 acres in Gurugram, 8 deals for 41.28 acres in Noida, 2 deals for 30.89 acres in Delhi, and 1 deal each for 12 acres in Greater Noida and 13.3 acres in Ghaziabad.
In total, tier 2 and 3 cities collectively recorded at least 16 land deals amounting to 2,192.8 acres finalized in 2025.
