India warehousing absorption hits 3-year high at 32.6 mn sq ft in 2026
Synopsis
Key Takeaways
India's warehousing and logistics sector recorded its highest cumulative absorption in three years, with 32.6 million square feet leased across the first nine months of 2026, according to a report by property consultancy Vestian released on 3 November 2026. Quarterly absorption in Q3 2026 stood at 10.58 million square feet, reflecting sustained occupier demand across multiple industry segments despite global headwinds.
Key Developments in Q3 2026
Leasing activity edged up 0.2 per cent quarter-on-quarter and registered a 15 per cent year-on-year increase in Q3 2026, underscoring the sector's resilience amid geopolitical uncertainties and macroeconomic pressures. Institutional investments in the sector reached $332 million during the quarter, accounting for 17 per cent of total quarterly investments — the highest share recorded in any quarter over the past two years.
Shifting Demand Drivers
Third-party logistics (3PL) continued to lead leasing activity but saw its share of pan-India absorption fall to 29 per cent in Q3 from 41 per cent in the previous quarter. Engineering and manufacturing firms claimed a 23 per cent share, while the automobiles and auto components segment accounted for 14 per cent. This broadening of demand beyond 3PL signals a structural shift in the sector's growth engine, according to the Vestian report.
Shrinivas Rao, FRICS, Chief Executive Officer of Vestian, said the sector is 'consistently evolving beyond traditional demand drivers, with increased participation from manufacturing, automotive and other industrial segments complementing the established third-party logistics sector.' Rao added that India's expanding consumption base and manufacturing ecosystem are creating fresh opportunities for modern, efficient warehousing.
City-wise Performance
Chennai led leasing activity nationally with an absorption of 2.89 million square feet in Q3 2026, registering a staggering 320 per cent quarterly and 156 per cent annual growth. Mumbai ranked second at 2.70 million square feet, though its momentum declined 46 per cent quarter-on-quarter and 37 per cent year-on-year. Pune came in third at 2.2 million square feet, posting a robust 245 per cent annual rise.
Outlook for the Sector
Sustained occupier demand, ongoing infrastructure upgrades, and continued government policy support are expected to accelerate the uptake of modern, technology-enabled warehousing across both established and emerging logistics hubs, the report noted. Investor sentiment remains strong, with institutional capital continuing to flow into Grade-A warehousing assets. The sector's trajectory heading into Q4 2026 will be closely watched to see whether full-year absorption can surpass recent historical benchmarks.
