India office leasing hits second-highest Q3 on record at 23.7 mn sq ft
Synopsis
Key Takeaways
India's office real estate market posted the second-highest quarterly absorption on record during July–September 2026, with pan-India leasing reaching 23.7 million square feet — a 20 per cent year-on-year rise — even as the IT-ITeS sector's share of demand fell sharply and Banking, Financial Services and Insurance (BFSI) and flexible workspace operators stepped in to fill the gap, according to a report by workplace solutions firm Vestian released on Monday, 26 October 2026.
Headline Numbers
Quarterly absorption remained broadly stable compared with the preceding quarter despite global macroeconomic uncertainties and geopolitical pressures. Cumulatively, office leasing for the January–September 2026 period reached 65 million square feet, putting the full-year figure on course to exceed 85 million square feet if the current momentum holds, the report noted.
Sectoral Shift: BFSI Surges, IT Moderates
The IT-ITeS sector remained the single largest contributor to office leasing but its share dropped to 23 per cent in Q3 2026, down sharply from 41 per cent in Q2 2026 and 31 per cent in Q3 2025. The moderation reflects a broader global recalibration of tech-sector real estate footprints following several quarters of consolidation.
Meanwhile, BFSI surged to 20 per cent of total absorption, up from just 8 per cent in the previous quarter and 15 per cent a year earlier — signalling that Indian and multinational financial institutions are actively expanding their office presence. Flex Spaces and Managed Offices held firm at 20 per cent, lower than the 22 per cent recorded in Q2 2026 but significantly above the 14 per cent seen in Q3 2025. Together, BFSI and Flex Spaces contributed 40 per cent of all leasing activity during the quarter.
City-Level Trends: South Leads, West Slips
Southern cities consolidated their dominance. Bengaluru, Chennai, and Hyderabad together accounted for 60 per cent of total absorption in Q3 2026, up from 54 per cent in the preceding quarter and 50 per cent in the year-ago period. Notably, BFSI firms emerged as the largest occupier segment in Chennai, Hyderabad, and Kolkata, while flexible workspace operators led leasing in Pune and the National Capital Region (NCR). Bengaluru and Mumbai continued to draw the bulk of their office demand from IT-ITeS tenants.
By contrast, the combined share of Mumbai and Pune declined to 20 per cent from 25 per cent in the previous quarter — a trend worth watching given these cities' historically strong enterprise and financial services base.
What Industry Leaders Are Saying
Shrinivas Rao, CEO of Vestian, said the sustained momentum was broad-based. 'Leasing activity remained resilient, with office absorption reaching 65 Mn sq ft during January–September 2026. If the current momentum continues, annual absorption is projected to exceed 85 Mn sq ft, supported by the sustained demand from IT-ITeS, Flex Spaces, and BFSI,' Rao said.
What This Signals for the Market
The diversification of demand — away from a single sector reliance on IT and toward BFSI and flexible workspace models — points to a maturing office market that is better insulated against tech-cycle volatility. This is the third consecutive quarter in which flex operators have held or grown their share year-on-year, underscoring a structural rather than cyclical shift in how Indian enterprises lease space. All eyes will now be on whether the final quarter of 2026 can push annual absorption past the 85 million square feet threshold for the first time.
