New Delhi, Nov 27 (NationPress) Noida is on track for a significant transformation in its commercial real estate sector by 2028. A recent report indicates that institutional or developer-owned Grade A+ projects are set to exceed the fragmented strata office supply.

The leasing activity in the city's office properties remains robust, with 3.3 million sq ft leased from January to September 2025, and it is expected to reach 4.7 million sq ft by the year's end, according to insights from Cushman & Wakefield.

"While 2026 is projected to see over 2.5 million sq ft of strata-led office completions, a notable reversal occurs by 2028. That year, institutional or developer-owned Grade A+ projects are forecasted to rise to nearly 2.9 million sq ft, significantly outpacing strata formats that are expected to decline to roughly 0.28 million sq ft," the statement elaborated.

The consultancy emphasized that Noida serves as a vital engine for economic growth, driven by strategic infrastructure initiatives, supportive policy measures, and a competitive pool of STEM talent.

With the first phase of the Noida International Airport (NIA) nearly complete at 95 percent and slated to begin operations by December 2025, along with multiple other major infrastructure enhancements, Noida is set to benefit from improved global connectivity, thus transforming the city’s economic and real estate landscape.

As of Q3 2025, Noida's total office inventory stands at 43.4 million sq ft, inclusive of 26.6 million sq ft of Grade A+ space. Investment-grade office assets have surged by 40 percent over the past five years.

Global Capability Centres (GCC) accounted for 1 million sq ft in the first nine months and are anticipated to conclude at 1.28 million sq ft by December 2025.
