New Delhi, March 28 (NationPress) The second airport in Delhi-NCR, the Noida International Airport located at Jewar, was inaugurated by Prime Minister Narendra Modi on Saturday, and it is projected to enhance developer confidence and stimulate new residential developments in Greater Noida, as per a recent report.

According to the report from Knight Frank India, the presence of the airport has fortified Greater Noida's position in the NCR residential market.

This micro-market represented 28% of total residential launches in NCR for 2025, a notable increase from 19% in 2021, highlighting the growing confidence among developers and a consistent flow of upcoming projects.

Furthermore, annual residential launches in Greater Noida surged from 4,415 units in 2021 to 14,000 units by 2025, the report indicated.

Rajeev Vijay, the Executive Director of Government and Infrastructure Advisory at Knight Frank India, stated that the opening of the Noida International Airport is anticipated to serve as a significant catalyst for residential real estate expansion, particularly in Greater Noida and along the Yamuna Expressway.

He noted, "With enhanced multi-modal connectivity and the availability of extensive land parcels, we foresee sustained demand from end-users, an increase in project launches, and a continued rise in capital values."

Shishir Baijal, International Partner, Chairman and Managing Director of Knight Frank India, remarked that the airport will play a crucial role in transforming the aviation and urban landscape of the NCR.

He added, "As the region evolves with multiple major airports, it will unlock new economic growth corridors. This is expected to improve regional connectivity and facilitate more balanced urban development over the coming years."

The report also highlighted that demand trends suggest a stable and maturing residential market, with Greater Noida consistently contributing around 22-25% of NCR housing sales in recent years. Annual residential sales have increased from 10,685 units in 2021 to 12,903 units in 2025.

Knight Frank's analysis also pointed out that the establishment of the Noida International Airport signifies a pivotal change in NCR’s aviation landscape, steering the region towards a multi-airport system and positioning Jewar as a major secondary aviation hub through phased developments.

Strong multi-modal connectivity, including roadways and regional rapid transit systems (RRTS), is projected to significantly unlock the airport’s catchment area across the southeastern NCR.

The report further noted that experiences from other regions, such as Goa, indicate that new airports can capture a substantial share of passenger traffic post-stabilization, suggesting similar potential for Jewar.
