Maharashtra to replace 7/12 land records with property cards in urban areas
Maharashtra Revenue Minister Chandrashekhar Bawankule on Wednesday, 6 May announced that 7/12 land records in villages absorbed into municipal councils and corporations following boundary expansion will be discontinued and replaced with property cards. The decision, applicable across Maharashtra, is aimed at streamlining land administration in newly urbanised areas and easing property transactions for residents.
What Changes and Why
When a village or rural settlement is merged into a municipal corporation or municipal council, the nature of the land shifts from agricultural to non-agricultural (NA) or urban use. Minister Bawankule stated that continuing to maintain 7/12 records — a format designed for agricultural land — in such areas creates legal and administrative inconsistencies.
