New Delhi, Jan 15 (NationPress) Institutional investment in India's real estate sector has achieved an unprecedented milestone of $8.1 billion in 2025, driven by a record quarterly investment of $3.73 billion in the fourth quarter, according to a report released on Thursday.
The findings from Vestian indicate that the overall institutional investments for 2025 surged by 19 percent compared to 2024 and witnessed an 88 percent increase from 2023, with inflows in the fourth quarter soaring by 112 percent from the preceding quarter.
Commercial properties constituted the largest portion, attracting 63 percent of the total investments in 2025, a significant rise from 35 percent in 2024, with their value increasing to nearly $5.1 billion, as per the report. Commercial assets also represented 61 percent of fourth-quarter inflows, valued at $2.3 billion, fueled by demand from global capability centers.
Additionally, 13 percent of the total quarterly investments were directed towards sustainable project development, highlighting a strong inclination among investors to incorporate sustainability into real estate.
Residential investments surged by 129 percent year-on-year to $438.4 million in the fourth quarter, while investments in industrial and warehousing grew to $615.4 million, more than seven times the previous quarter, reflecting robust demand for logistics parks amid heightened domestic consumption.
Foreign investments skyrocketed to over $1.54 billion in Q4 2025, a tenfold increase from the previous quarter, with more than 20 percent of quarterly investments allocated for sustainability initiatives.
Despite global uncertainties making foreign investors cautious, co-investments between foreign and domestic entities rose by 90 percent quarter-on-quarter to $1.38 billion, as noted by the firm.
“The record institutional investment in 2025 underscores enduring investor confidence in India's long-term fundamentals,” stated Shrinivas Rao, FRICS, CEO of Vestian.
As capital increasingly aligns with sustainability-focused development, along with sustained demand driven by global capability centers and growing domestic participation, the Indian real estate sector is evolving into a resilient, diversified, and future-ready investment landscape, he added.
