Jewar Airport to push property values up 20% annually: Colliers
Synopsis
Key Takeaways
The launch of commercial flight operations at Noida International Airport (NIA) in Jewar is set to significantly reshape the region's real estate landscape, with average capital values in surrounding areas projected to grow at a compound annual growth rate (CAGR) of 15–20 per cent over the next four to five years, according to real estate consultancy Colliers India and industry experts on 15 June.
What the Numbers Say
According to Colliers India, Noida is expected to record annual office leasing of 2–3 million square feet from 2026 onwards, accounting for nearly one-fourth of Delhi-NCR's Grade A office space absorption. Industry stakeholders believe the airport's operationalisation holds significant long-term potential to strengthen the region's position as a key investment destination.
'The international airport will further attract global occupiers, strengthening Noida's office market,' industry experts said. The enhanced connectivity is expected to improve the region's appeal among multinational companies and corporate occupiers, driving demand for premium office spaces.
Residential Market Already Responding
On the residential front, airport-led development has already been partially priced into existing property values. However, prominent residential micro-markets along the Noida Expressway are expected to witness increasing traction in new project launches and housing sales. Demand is anticipated across both the middle-income and luxury housing segments, according to Colliers estimates.
IndiGo Flags Off First Flight
Notably, IndiGo became the first airline to commence flight operations from Noida International Airport, with its inaugural service arriving from Lucknow. The milestone marks the formal entry of Jewar into India's commercial aviation network.
Government's Vision for the Region
The airport was inaugurated by Prime Minister Narendra Modi. Civil Aviation Minister Ram Mohan Naidu, speaking at the inauguration ceremony in March, described the launch as 'a moment of pride for the nation' and projected that the airport would emerge as a major hub for employment, investment, and economic growth — benefiting not only Uttar Pradesh but the country as a whole.
As Jewar's aviation infrastructure matures, the coming years will test whether the region can convert connectivity into sustained real estate and economic momentum.
