Mumbai, Feb 19 (NationPress) The Maharashtra government is set to transfer ownership of a significant 118-acre land plot located at Mukteshwar in Malad-Malvani to the Dharavi Redevelopment Project (DRP). This move will enable the special purpose vehicle (SPV) known as Navbharat Mega Developers Private Limited (NMDPL) to commence the planning and construction of rehabilitation housing.
Navbharat Mega Developers Private Limited operates as a joint venture between the Maharashtra government and the Adani Group, specifically for the Dharavi redevelopment initiative.
This site is intended for the accommodation of Dharavi residents who do not qualify for in-situ rehabilitation within the original area.
According to officials, this Malad land represents the third major property acquired by the DRP, following the Mother Dairy Land in Kurla and the Jamas saltpan land in Mulund.
The plot will primarily serve to house upper-floor residents and those who settled in Dharavi between January 1, 2011, and November 15, 2022.
Under the project’s stipulations, these residents will be relocated to modern, well-planned townships within the Mumbai Metropolitan Region (MMR).
It was noted that, similar to other parcels allocated for the project, the ownership of the Malad land will remain with the DRP/SRA, while the SPV will possess development rights.
The estimated value of the 118-acre land stands at approximately Rs 540 crore, with Rs 135 crore already disbursed by NMDPL as a premium for development rights.
“Out of the 140 acres designated at Mukteshwar, 118 acres have been officially handed over, while 22 acres are still entangled in litigation,” an official stated.
In total, the state has identified and allocated around 540 acres of land parcels within the MMR for the purpose of providing dignified and affordable housing as part of the Dharavi redevelopment endeavor.
These properties include locations in Kurla, salt pan areas in Kanjur, Bhandup, Mulund, and sections of the Deonar dumping ground, aimed at facilitating large-scale rehabilitation.
The handover is anticipated to expedite the construction of rehabilitation housing and foster momentum for phased redevelopment, allowing Dharavi residents to relocate to their new homes according to eligibility within a seven-year timeframe.
It is projected that approximately 1.25-1.5 lakh new homes will be built to rehabilitate around 10 lakh residents.
