According to the updated guidelines, structures exceeding 21 meters will be categorized as high-rises.
For plots ranging from 750 to 2,000 square meters, buildings with heights between 18 meters and 21 meters will only be authorized through TDR utilization, adhering to necessary parking provisions and compliance with additional regulations, as stated in the G.O.
The revised rules permit setback relaxations through TDR for non-high-rise structures.
High-rise constructions will receive a 10 percent setback relaxation via TDR, provided they maintain a minimum setback of seven meters on all sides.
Plots larger than 2,000 square meters can now accommodate additional floors through TDR. The allowance for extra floors will depend on the width of the roads adjacent to the plots: three additional floors for a 40-foot-wide road, four floors for a 60-foot-wide road, and five floors for an 80-foot-wide road.
